Having new flooring enhances the attractiveness of the rental property and increases the owner’s chances to find reliable and long-term tenants.
There are three main categories of carpets – Polyester, Nylon, and Wool. Although each of them has its own qualities when it comes to a rental property renovation and flooring replacement our client’s preference is strongly for the nylon carpet.
The features that make nylon carpet work really well for rental properties are:
- – Low maintenance
- – Smart-looking without breaking the rental property owner’s budget
- – Durable: able to withstand a lot of wear and tear
Which rooms are best suited to carpet
Bedrooms, lounge, and family rooms are the most common choices as carpet help with noise reduction and room insulation, creating a cozy feeling.
What carpet thickness works best
The most expensive part of replacing the existing flooring is the installation cost. We recommend spending a bit more money and getting a good quality underlay and carpet.
More important than the thickness of the underlay is its density. Make sure you go with a high-density product to increase the longevity of your new carpet install. The same applies to the carpet itself. Investing more into a thicker carpet will save you money in the long term. High-density underlay with at least 40 ounces thick carpet should be able to last for up to 15 years.
