Papatoetoe Kitchen Remodel Sometimes when we look at a space we can see the potential to optimize the flow and increase the value of a home. The kitchen at this home in Papatoetoe was originally in a separate room. The owner wanted an open plan living area with the kitchen included. Instead of removing the wall we completely moved the kitchen over. We closed off an outdoor window and blocked th doorway to the original kitchen. We were able to optimize a smaller living area and also create an additional bedroom. The new kitchen had vaulted ceilings which made the space feel bigger. We used white cabinetry, engineered stone bench tops and tiles also made the space more open. The kitchen was installed with German made hardware and soft closing hinge we polished the beautiful New Zealand native Rimu flooring throughout the kitchen-living area and also in the newly created room. Kitchen Renovation Howick

Opening the area The owners at this property wanted to open up their kitchen and dining room to create more light and better flow between the rooms. We were able to remove the non structural nib wall to open the area without a council consent. It's always good to check with a professional to see if removing a wall will require consent. Removing a structural wall could destroy your home. The cupboard space was retained by keeping the lower cabinets for storage. A breakfast bar was installed, ideal for entertaining. We uplifted the existing flooring and replaced it with a high quality laminate throughout the kitchen, dining and living. We removed the wallpaper and gave the rooms a fresh coat of paint. The customer opted for a modern looking kitchen with textured tile splash back off set by stylish Edison bulb lighting The appliances selected were black and matching black tapware. Full Interior Home Renovation at Glen Eden

We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened. We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. For the ceiling we had to lift the roofing and pump it in underneath because of the type of ceilings in the house. We completely renovated the bathroom…

Full interior and exterior cosmetic renovation of 3 bedroom house in Pakuranga, completed by the Rodney team for one of our first ever renovation clients who only wanted to work with Mike and the team. The property has been inherited and retained as a rental and required a major over hall to bring it up to standard whilst keeping the costs as close to 10% of the properties value as possible. In the kitchen we removed the doors into the laundry and reinstated the opening to the hallway to open up the space and improve the flow from the front door to the rest of the property. All new quality cabinets with soft close runners & hinges, composite stone benchtops and tiles splashbacks to give a durable and modern finish. BEFORE AFTER The bathroom has been increased in size by moving the HWC outside and the layout improved by installing a large 1200 x 900 shower and moving the vanity away from below the window. BEFORE   AFTER The rest of the interior has been fully repainted in a light neutral colour scheme and a durable plush cut pile carpet installed to complete the look. Outside we have washed and painted the exterior using a fresh white on the cladding and a contrasting dark grey on base boards and trims. Another renovation by our South East Auckland renovations team, this time in Ryburn with a full home renovation including kitchen rebuild, bathroom restoration and living room area. These are the photos before the renovation, and as you can see, the time had come for an update. The styling of the home was very outdated, and was beginning to get run down. The appliances were also up for a change so this was the perfect time to get everything sorted.   Our renovations team went in there with the new design and a determination to create the perfect home for the owners. Everything from top to bottom was redone, including ceiling, floor and walls. New paint, new flooring, new appliances, and new furnishings all went in. This was the final result: After the renovation was completed, we received this letter from the owner: “I’d like to once again thank you and your team for the exceptional finish on the renovations. I have had a lot of great comments from friends and family. Your attention to detail is amazing. Your quick dealings with any changes and concerns was fantastic. Great work Thanks. Our renovation process – Bathrooms

A majority of the renovation work we do for customers involves some kind of upgrade to a bathroom. Whether you are wanting to simply put in an new acrylic shower and touch up the paint job? Or you want to re-design the floorplan, strip back the linings and possibly tile all walls and floors? Demo phase: Our builders will focus on the demolition stage during the first 1-2 days of the project. If you are moving the position of the shower/vanity or bath this stage enables the builders to pull back the wall linings for the plumber to come in and run their pipework. We do often find evidence of leaks during the demolition stage and if this does happen during your renovation we do make it priority to advise the customer along the way so you know exactly what is happening at every point of the project. Plumber/Electrician: Both these trades are incredibly important, but often aren’t onsite for as long as other trades as they need to work in and around the builder. As you can appreciate there is often limited space in bathrooms so subtrade tend to be booked on separate days/time to allow them the space to get in and get their jobs done efficiently. Stopper/Painter: This stage requires multiple visits to site for both the stopper and the painter – for good reason! They need to apply multiple coats of plaster and paint – which also need to dry and be sanded back. Tiler: Tiling takes the longest amount of time out of all the trades. Tiler: Tiling takes the longest amount of time out of all the trades. If you are having a fully tiled shower (floor and walls) the tiler needs to waterproof the area first before the tiling starts. We often allow for the tiler to be onsite for over a week, depending on the size of the bathroom.

Flooring: Another option for flooring for bathrooms is vinyl. This option if normally tends to be more cost effective, and is great for a wet area. Vinyl installation is very quick compared to tiling – up to 3-4 hours.

Fit off: The builder will return at the end of the project to ‘fit off’. This involves fitting the vanity, toilet roll holder etc. and any remaining skirting or finishing touches.

Even though the bathroom is a small space in comparison to the rest of the home – during a bathroom renovation we need to juggle a number of different subtrades – which all need to work together! Apart of our service is to project manage this process for you and take away the stress & organisation require for each step.

East Auckland – Pakuranga Renovation Case Study

The existing kitchen was small, it was closed in by a partition wall between it and the living room. Our first step was to remove the wall and fridge area cabinetry and relocate to outside wall. Removing the wall created an open space. The open plan living looks so spacious now allows dining table setting. Installed high quality tile flooring and subway tiles splash back which is easy to clean. The kitchen looks completed and stunning. Laundry / toilet/bathroom The existing bathroom was small, had a shower over the bath and was in need for an upgrade. Toilet was in the laundry room which had wasted space.     We suggested to open wall between laundry and bathroom and utilize the wasted space to create a tiled shower. To create better flow we relocated the bath and vanity, also reposition the laundry tub. The laundry and bathroom now has a wow factor tiled shower, a better flow and looks spacious with tiled floor which is easy to clean. We met with our client one evening after work, Client had a few ideas around her bathroom / toilet renovation, and also wanted to make some changes to the master bedroom wardrobe, Removing the 4 hinged doors and the internal dividing wall, framing up for the opening for 4 sliding doors. We noted down the information and also offered a couple of our own ideas and options of products.

Our client also received the floor plan, this is to ensure that we have covered everything that was discussed. Once all contractors quotes were in, a full fixed price quote was written up ready to present to the client.

On acceptance of the quote a time line was drawn up and sent to all contractors and the client.

Once we started the bathroom renovation and had stripped out the area completely, we found that the floor area under the existing acrylic shower tray had originally been set up for a tiled shower. We overcame this by using a floor levelling compound, and then set up the new shower tray. We came across some rotten framing which needed replacing due to the shower leaking from a poor install and set up.

The bathroom was completed in a timely manner 15 working days, start to finish. Our clients expectations were exceeded, she was thrilled to bits with the new layout, and the detail to finish.

Our client selected her own vanity, mirror and tiles, she went with a black powder coated shower, and black tapware throughout. While we were on site, we were asked to replace a door, change all the door handles throughout the property, replace light fitting and hand a couple of pendant lights.

It is always a pleasure to do a renovation for a client who so happy with the job that they start referring you on.

We received a phone call the following week from a colleague of our clients wanting to upgrade their bathroom, toilet and shower room.
