So, they decided to convert the garage into something more functional for the way they used the space. Our client has decided to follow our advice to install the heavy-duty vinyl flooring in the kitchen, dining room, and bathroom. The solution-dyed nylon cut pile carpet was installed in the lounge and bedrooms. The high-density underlay and 40 ounces carpet thickness makes it feel very luxurious and will last longer than the cheap low-density polyester products.

We had the opportunity to renovate the full interior of this home. The owners wanted to update their property to meet the new rental requirements and decided to get everything done at once. The idea is that the space would be more comfortable, attractive to tenants, and have low ongoing maintenance needs after. Removing internal walls We could see how a few changes to the internal layout would optimize the space and make the home more comfortable. We were able to open up the living area by taking out two walls, the walls were not load-bearing so we were able to make the choices without applying for consent. Preserving the home's original character We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. The house had some lovely character features with the molded coving in the living area and some rounded feature corners. We were able to maintain the character by leaving these in place and working around them. We supplied an engineered stone benchtop and a glass splashback and the overall look is new and fresh and suited to family life for this rental property. We moved the existing hot water cabinet to the outside and installed a gas infinity creating extra kitchen space.

The shower is a floor standing shower with glass frame. The vanity has a big mirror hanging on the wall with a sink that has cabinets. The bathtub is a corner tub that is adjacent to the toilet.

For the renovation of the ensuite bathroom, we will have to remove the toilet, bathtub, vanity, and the floor-standing bath. With this, we need to rework the plumbing.

We also need to remove the tiles. The ventilation will need to be replaced with something new, as well.

For the floor-standing bath, it will remain in the same position, but we will replace it with a custom-built tiled shower frame with glass.

For the vanity, it will be in the same position, but we will replace it with a smaller one, like a metre wide size to give more room in the bathroom.

With the bathroom renovation, we aim to make it look more spacious but also functional. We aim to provide a more relaxing and comforting feel inside the room.

Main bathroom

The main bathroom is composed of a shower, a vanity and a bathtub. The bathroom is big and spacious, but it needs a little revamp to make it look more comfortable and relaxing.

 

 

For the renovation of the main bathroom, there is a wall beside the shower that needs to be removed. We will also need to remove the shower and build a new one. For the shower, we will install a custom-built tiled shower frameless glass once the wall comes out. It will be a floor-standing bath.

The vanity will stay in its place as well as the heating system. The ventilation will need to be replaced to the corner near the door. We also need to retile the floor. The retiling will be from floor to ceiling.

Kitchen

The existing kitchen had a breakfast bar which limited the flow of the open-plan area. In the kitchen, we closed off what was the fridge space and laundry. We removed all fixtures and designed an “L” shape layout. When we took the breakfast bar away we were able to carry the cabinetry along the back wall of the kitchen living and we made use of the wall height so we could actually have more storage though we took up less room. We completely replaced the original kitchen with:

The overall look is clean and fresh and completely rejuvenates the space.

Bathroom

There had been some unusual changes made to the interior in the bathroom laundry area, with a home of this vintage it is often the case that changes are made over the years, sometimes for better, but in this case, they didn’t suit the current lifestyle of the owners. The laundry had been moved into the kitchen with a partition in the bathroom. The refrigerator had also been cut into the bathroom area so the bathroom felt cramped and the toilet was in a small niche.

We decided to restore the laundry into the bathroom and made space for a machine under the bench with cabinetry for storage. The simple white look would match in with the clean bathroom feel. For the electrical work, we replaced the light fittings with LED downlights, upgraded the switchboard, and installed extra sockets in the home.

We renovated the bathroom installing a new shower and toilet. We installed a double wall mount vanity where the old shower had been and installed a similar-looking mosaic tile on the wall with the vanity. Then laundry cabinetry was custom made to match the kitchen. By removing the nib wall and bringing the cabinetry in we also opened up access to the full window which had been cut off before. The result was a lighter and more open space.

Rimu Floors Restoration

We fully removed the wallpaper from the interior of the house and plastered the walls where required throughout the home, the owners preferred to complete their own painting. Under the existing carpet was beautiful rimu flooring, we were able to restore the beautiful character by sanding back and polishing the floors in the kitchen-living and bathroom areas. We replaced the carpet in the bedrooms.

Full Interior Home Renovation at Glen Eden

We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened.   We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in.
