Papatoetoe Kitchen Remodel Sometimes when we look at a space we can see the potential to optimize the flow and increase the value of a home. The kitchen at this home in Papatoetoe was originally in a separate room. The owner wanted an open plan living area with the kitchen included. Instead of removing the wall we completely moved the kitchen over. We closed off an outdoor window and blocked th doorway to the original kitchen. We were able to optimize a smaller living area and also create an additional bedroom. The new kitchen had vaulted ceilings which made the space feel bigger. We used white cabinetry, engineered stone bench tops and tiles also made the space more open. The kitchen was installed with German made hardware and soft closing hinge we polished the beautiful New Zealand native Rimu flooring throughout the kitchen-living area and also in the newly created room. Successful Renovations at Seakens Way Glen Eden

We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened. We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. We supplied black granite benchtop and white subway tiles and the overall look is clean and fresh and suited to the black and white colour scheme the client wanted.

Successful Renovation at Archmillen Ave Pakuranga Heights

Before Photos, not great as the house was full. Full interior and exterior cosmetic renovation of 3 bedroom house in Pakuranga, completed by the Rodney team for one of our first ever renovation clients who only wanted to work with Mike and the team. The property has been inherited and retained as a rental and required a major over hall to bring it up to standard whilst keeping the costs as close to 10% of the properties value as possible. In the kitchen we removed the doors into the laundry and reinstated the opening to the hallway to open up the space and improve the flow from the front door to the rest of the property. All new quality cabinets with soft close runners & hinges, composite stone benchtops and tiles splashbacks to give a durable and modern finish. BEFORE AFTER The bathroom has been increased in size by moving the HWC outside and the layout improved by installing a large 1200 x 900 shower and moving the vanity away from below the window. A majority of the renovation work we do for customers involves some kind of upgrade to a bathroom. Whether you are wanting to simply put in an new acrylic shower and touch up the paint job? Or you want to re-design the floorplan, strip back the linings and possibly tile all walls and floors? Demo phase: Our builders will focus on the demolition stage during the first 1-2 days of the project. If you are moving the position of the shower/vanity or bath this stage enables the builders to pull back the wall linings for the plumber to come in and run their pipework. We do often find evidence of leaks during the demolition stage and if this does happen during your renovation we do make it priority to advise the customer along the way so you know exactly what is happening at every point of the project. Plumber/Electrician: Both these trades are incredibly important, but often aren’t onsite for as long as other trades as they need to work in and around the builder. As you can appreciate there is often limited space in bathrooms so subtrade tend to be booked on separate days/time to allow them the space to get in and get their jobs done efficiently. Fit off: The builder will return at the end of the project to ‘fit off’. This involves fitting the vanity, toilet roll holder etc. and any remaining skirting or finishing touches.

Even though the bathroom is a small space in comparison to the rest of the home – during a bathroom renovation we need to juggle a number of different subtrades – which all need to work together! Sometimes it isn’t an option to move out of the property. Recently, a customer of ours decided she wanted to complete a full renovation of her home – but due to space we organised a staged approach to the renovation to allow her room to move furniture around and gave her a break between each stage. The main briefing was to make sure that the finished project would meet the needs of the older couple who lived there. The space needed to be easy to keep clean and also accessible and optimise the family health. This is a well loved family home and the renovation would help update the functionality, style and flow. The kitchen The existing kitchen was small, it was closed in by a partition wall between it and the dining space. Our first step was to remove the partition wall and create an open plan kitchen, living and dining room. The bathroom The existing bathroom was in need of updating. The space was reduced by a cupboard which was accessed from the hallway. We removed the cupboard and rearranged the bathroom to create ample room for all the bathroom fixtures. The custom build frameless shower was an important edition to help make the access suitable in the future for the older owners. The floor to ceiling tiles in the classic black and white colour scheme have ensured that this renovation will be long lasting.

Throughout the home we plastered and painted the walls, replaced the flooring and updated the laundry with a new tub and custom made benchtop. We installed new wardrobes for added storage and modernised the home. Externally we repainted the house and built a large entertainers deck.

The clients we delighted with the results. It was an absolute honour to be able to work on such an awesome turnaround project.
