With a growing family, they wanted to maximize the space that they had and optimize the value of the property as they would be likely to sell in the future to accommodate their need for more space. Scope of Work: Our clients decided to renovate the kitchen, bathroom, and laundry while updating the full interior of this home. Kitchen The existing kitchen had a breakfast bar which limited the flow of the open-plan area. In the kitchen, we closed off what was the fridge space and laundry. Our clients at this address wanted to update the style and feel of their Cockle Bay unit. With a growing family, they wanted to maximize the space that they had and optimize the value of the property as they would be likely to sell in the future to accommodate their need for more space. With that in mind, we were able to discuss their needs and prioritize their renovations, respecting their budget and the value of their property in the area they lived in. Scope of Work: Our clients decided to renovate the kitchen, bathroom, and laundry while updating the full interior of this home.

Kitchen

The existing kitchen had a breakfast bar which limited the flow of the open-plan area. In the kitchen, we closed off what was the fridge space and laundry. We removed all fixtures and designed an “L” shape layout. When we took the breakfast bar away we were able to carry the cabinetry along the back wall of the kitchen living and we made use of the wall height so we could actually have more storage though we took up less room. The space where the breakfast bar had been could now be used for a dining table.

We completely replaced the original kitchen with:

  • – standard white melamine cabinets
  • – German-made hardware
  • – soft close hinges and drawers with recessed handles
  • – custom made composite stone benchtop
  • – modern look white mosaic tile for the splashback

The overall look is clean and fresh and completely rejuvenates the space.

Bathroom

There had been some unusual changes made to the interior in the bathroom laundry area, with a home of this vintage it is often the case that changes are made over the years, sometimes for better, but in this case, they didn’t suit the current lifestyle of the owners. The laundry had been moved into the kitchen with a partition in the bathroom. The refrigerator had also been cut into the bathroom area so the bathroom felt cramped and the toilet was in a small niche.

We decided to restore the laundry into the bathroom and made space for a machine under the bench with cabinetry for storage. The simple white look would match in with the clean bathroom feel. For the electrical work, we replaced the light fittings with LED downlights, upgraded the switchboard, and installed extra sockets in the home.

We renovated the bathroom installing a new shower and toilet. We installed a double wall mount vanity where the old shower had been and installed a similar-looking mosaic tile on the wall with the vanity. Then laundry cabinetry was custom made to match the kitchen. By removing the nib wall and bringing the cabinetry in we also opened up access to the full window which had been cut off before. The result was a lighter and more open space.

Rimu Floors Restoration

We fully removed the wallpaper from the interior of the house and plastered the walls where required throughout the home, the owners preferred to complete their own painting. Under the existing carpet was beautiful rimu flooring, we were able to restore the beautiful character by sanding back and polishing the floors in the kitchen-living and bathroom areas. We replaced the carpet in the bedrooms.

Full Interior Home Renovation at Glen Eden

We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened.   We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. We supplied black granite benchtop and white subway tiles and the overall look is clean and fresh and suited to the black and white colour scheme the client wanted.

Papatoetoe Kitchen Remodel

The owner wanted an open plan living area with the kitchen included. Instead of removing the wall we completely moved the kitchen over. We closed off an outdoor window and blocked the doorway to the original kitchen. We were able to optimize a smaller living area and also create an additional bedroom. The new kitchen had vaulted ceilings which made the space feel bigger. We used white cabinetry, engineered stone bench tops and tiles also made the space more open. The floor-to-ceiling tiles in the classic black and white colour scheme have ensured that this renovation will be long-lasting.

The Whole House

Throughout the home, we plastered and painted the walls, replaced the flooring, and updated the laundry with a new tub and custom-made benchtop. We installed new wardrobes for added storage and modernised the home. Externally we repainted the house and built a large entertainers deck.

The clients we delighted with the results. It was an absolute honour to be able to work on such an awesome turnaround project.

A Staged Renovation at St Andrews

We appreciate that when you decide to renovate your home there will be some disruption to everyday life! Especially if you decide to completely renovate your home.
