One thing we identified was the wasted space taken up by the large pantry. We decided to remove the cabinets on the right side of the kitchen and install a new countertop. This effectively doubled the amount of the bench real estate. We were then able to install an integrated stove and oven. This keeps the countertop flat and flush, creating a easy to clean, and visually pleasing environment. The Floor was replaced with wood and the dull grey walls painted white. The home needed a serious refresh of its dated stylings and designs. The owner decided it was time to overhaul the interior to make it more suitable for the rental market. The first step for this Tauranga home was a bathroom renovation. A Bathroom upgrade can make a serious difference to the feel and atmosphere of a rental and can increase the value of the property. The Shower Originally the bathroom featured a shower bath combo with a curtain. It was decided that the tub was too small and took up valuable real estate for a new toilet. This was all taken out and replaced with an extra-large square shower, adding a bit of luxury to the morning routine. The new shower was extra-large, but still left plenty of room for a new toilet to be added in. Now the rental contained two toilets. This increased the rentals value greatly.   The Walls and Floor Removing the vinyl walls and pulling up the carpet was a top priority. According to Stuff’s NowNext survey, Kiwis cooped up in lockdowns during 2020 has inspired more than 27 per cent of homeowners to want a renovation, while just 17 per cent said they were thinking of re-locating. The trend is borne out by the Fresh Real Estate Institute of New Zealand data that shows shrinking housing stock, down to 15,000 properties for sale in June compared to more than 20,000 at the same time last year. According to the survey, homeowners opting to renovate and hold on to their current property are playing a significant part in low stock levels. ANZ economist Sharon Zollner told TV news that renovations are up because the borders are closed, so people are channelling their travel money into their homes. “Interest rates are of course extremely low at the moment, so the debt servicing cost is quite reasonable so of course with a renovation, you don’t have to try to scrape together some ridiculously high deposit you do for a new home. So, it is a little bit more accessible for many.” Stuff’s NowNext survey reports that most of the 27 per cent of people who plan to renovate are after a better quality of living rather than wanting to enhance the capital values of their property. Originally featuring a bath shower combo with an old mouldy curtain, ugly 70s tiling and an olive coloured toilet and sink. This all had to go, as time had rendered these out of fashion features faded and fallen apart. The shower bath combo was kept, by request of the client, but remodelled with marble and a glass door. After spending many happy years living in their beautiful home in south Auckland, the owners have decided it was time to renovate and modernize their house interior. Being a busy working couple, they were looking for a turnkey renovation and decided to put their renovation into our hands. The house has had its kitchen and bathroom makeover done quite recently, so this renovation’s focus was all bedrooms, hallways, and living areas. Flooring We have removed the original carpet and tiles and installed laminate flooring through hallways, the living room, and a poolroom. Laminate flooring is an excellent choice if you want a high-end hardwood look but need something more durable for pets and kids. It’s installed on PSA Sound Absorbing underlay designed to dampen sounds and insulate the floors simultaneously. The owners love their pets and appreciated the fact that laminate is a much better choice against scratches. The carpet was the choice for the bedroom flooring. Using a high-quality, dense underlay and 61oz carpet is the perfect recipe for long-lasting softness and warmth. Painting We have stripped wallpaper throughout the house, skim the walls and removed all imperfections, added new covings where needed, and painted all the rooms, including their doors and frames. New HWC and exterior door We have also supplied and installed a new exterior Hot water cylinder. If you own a rental property, you will be aware that the clock is ticking on the 1 July new Healthy Homes Standards – your tenants most certainly will be. From 1 July 2021, the fine for failing to comply with the standards within 90 days of any new or renewed tenancy is $7,200, plus the additional costs of making your home compliant and any mark-ups you may face due to last-minute demand. If you fail to provide healthy homes information you could face a charge of $750.   Avoid Confusion One reason some landlords are procrastinating is that the information is confusing. For example, the Government has made wattage, not temperature, the goal of measurement for a rental property living room. One of the new standards also calls for the size of the openable windows and doors to be at least five percent of floor space in each room, while another speaks about ‘noticeable drafts’.
