We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened. We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. We completed a full transformation of this beautiful 1950’s character home in Massey west Auckland. Having just completed another full renovation we were delighted to hear from the owners at this address. The owners were related to our customers we had just finished working with and impressed with the renovation we completed for their family. The house was due for a facelift and it was having a few issues such as damp in the basement and leaking from the join in the conservatory roof. We made our inspection of the home and the issues they were facing with the building. We discussed design options and we put together a quote which included solutions for the issue of the damp basement and the leaking roof.     The Kitchen To redesign the kitchen space we removed a wall completely to create an open plan kitchen, living and dining room. The fireplace was taken out and replaced with a modern heatpump. The client selected a white kitchen cabinet with embossed and recessed handles. The kitchen contains soft close hinges and drawers with pull out storage baskets. The bench is made from engineered stone in sparkly white with an undermount single sink. Parmco appliances were opted for and a feature textured tile selected.       The Bathroom For the bathroom the client opted for an acrylic shower tray with frameless glass shower cubical and black fittings. The layout of the house was easily optimised by removing a separating wall between the toilet and what was a small bathroom. Maintain To Profit Renovations and the team were contacted by a homeowner, whose property in Wordsworth Road was in need of repair and renovation. Ramin met with the homeowner and they discussed what the needs were in the home and what the homeowner wanted to accomplish by the end of the project. The Kitchen Although not in terrible disrepair, the kitchen of this property was looking tired. The cabinets had ingrained grime and the tiled back-splash certainly was in need of an update. Some of the cabinet doors had long fallen off and were nowhere to be found.                           There was a doorway that lead directly into the kitchen. This was blocked off and the kitchen gained well needed space. This allowed for extra storage and new cabinetry. The colour scheme was kept neutral so that the scheme would not age so well as colour trends change in the future and new hardwood laminate flooring was installed. This instantly freshened the area and is a practical solution to a high traffic area like a kitchen. The Dining Room The dining room was stuck in an 80s time warp. The yellow stained glass and brown joinery made a tired, cramped space look and feel much smaller than it truly was. What a transformation!
