After spending many happy years living in their beautiful home in south Auckland, the owners have decided it was time to renovate and modernize their house interior. Being a busy working couple, they were looking for a turnkey renovation and decided to put their renovation into our hands. The house has had its kitchen and bathroom makeover done quite recently, so this renovation’s focus was all bedrooms, hallways, and living areas. Flooring We have removed the original carpet and tiles and installed laminate flooring through hallways, the living room, and a poolroom. Laminate flooring is an excellent choice if you want a high-end hardwood look but need something more durable for pets and kids. It’s installed on PSA Sound Absorbing underlay designed to dampen sounds and insulate the floors simultaneously. The owners love their pets and appreciated the fact that laminate is a much better choice against scratches. The carpet was the choice for the bedroom flooring. Using a high-quality, dense underlay and 61oz carpet is the perfect recipe for long-lasting softness and warmth. Painting We have stripped wallpaper throughout the house, skim the walls and removed all imperfections, added new covings where needed, and painted all the rooms, including their doors and frames. New HWC and exterior door We have also supplied and installed a new exterior Hot water cylinder. Exterior cylinders are becoming very popular, as it’s a great way to gain more storage space previously taken by the bulky cylinder. Our clients at this property in the South Auckland suburb of  Mangere wanted a full house renovation of their rental property to bring it up to the latest healthy homes standards, increase their rental yields and attract better-qualified tenants. The goal was also turning this property into a worry-free investment: minimizing any future maintenance costs and stress from dealing with constant issues. Opening Up Space By cutting back the wall between the kitchen and living room we have created a smooth transition between the kitchen and living area and greatly enhanced the function and layout of this room. The high ceiling, now painted all white, makes the living area look taller and grander. Kitchen Renovation The existing kitchen was very outdated, with cabinets falling apart and was in desperate need of upgrading. We have installed new melamine cabinets with stainless steel handles and an engineered stone benchtop. The main reason we recommend using the engineered stone rather than the laminate is its durability and ease of maintenance. The stone also makes the kitchen look very attractive. Bathroom Remodel By replacing the existing vanity, bath, and mirror with new, modern units and installing large marble-pattern tiles around the bath we have added comfort and beauty to this room. With a growing family, they wanted to maximize the space that they had and optimize the value of the property as they would be likely to sell in the future to accommodate their need for more space. With that in mind, we were able to discuss their needs and prioritize their renovations, respecting their budget and the value of their property in the area they lived in. Scope of Work: Our clients decided to renovate the kitchen, bathroom, and laundry while updating the full interior of this home. Kitchen The existing kitchen had a breakfast bar which limited the flow of the open-plan area. In the kitchen, we closed off what was the fridge space and laundry. We removed all fixtures and designed an “L” shape layout. When we took the breakfast bar away we were able to carry the cabinetry along the back wall of the kitchen living and we made use of the wall height so we could actually have more storage though we took up less room. We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the   of the rafters so that the space could be opened. We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas  We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. We completed a full transformation of this beautiful 1950’s character home in Massey west Auckland. Having just completed another full renovation we were delighted to hear from the owners at this address. The owners were related to our customers we had just finished working with and impressed with the renovation we completed for their family. The house was due for a facelift and it was having a few issues such as damp in the basement and leaking from the join in the conservatory roof. We made our inspection of the home and the issues they were facing with the building. We discussed design options and we put together a quote which included solutions for the issue of the damp basement and the leaking roof.     The Kitchen To redesign the kitchen space we removed a wall completely to create an open plan kitchen, living and dining room. The fireplace was taken out and replaced with a modern heatpump. The client selected a white kitchen cabinet with embossed and recessed handles. The kitchen contains soft close hinges and drawers with pull out storage baskets. The bench is made from engineered stone in sparkly white with an undermount single sink. Parmco appliances were opted for and a feature textured tile selected.       The Bathroom For the bathroom the client opted for an acrylic shower tray with frameless glass shower cubical and black fittings. Our clients at this property in Howick wanted a complete change of style and flow in their bathroom. The layout of the house was easily optimised by removing a separating wall between the toilet and what was a small bathroom. We also took away a small section of the hallway and moved the entrance to create a large open space bathroom. Choosing The Right Tile When choosing the colour scheme of your bathroom we recommend choosing a tile with a neutral colour scheme. All tiling in wet areas require a waterproofing membrane which has to be redone every time you re-tile an area. The tiling you choose can create a wow factor but it can be costly.
