3 Things to consider for old home Renovations
Old House Devoport / GPS 56 As we enter a new year old homes only get older and in more need for a renovation spruce up. The most common old home we come across is the highly sought Victorian Villa. Those living in the central Auckland suburbs such as Parnell, Ponsonby or Herne Bay will be very familiar with the charm these old homes bring to the neighbourhood. So, if you are looking to buy into a piece of New Zealand history then one must be prepared to make a few modifications. There are over 85,000 villas that have yet to be upgraded or renovated so there is a good chance of buying something that needs a little extra love. Here are 3 renovation tips for renovating old homes 1. Respect the Street Facade The real reason people fall in love with old homes is the look. That’s to say, people like how the home looks from the street. Therefore when renovating an older home such as a villa it is important to take a restoration approach when working on the exterior.  Respecting the design of the old home when approaching a renovation can add some challenge, but in the end you’ll be left with a piece of living history. That is why it is work home exterior restoration and upgrades. 2. Old Home Interior Renovation – Gut it all It’s important to remember that old homes tend to not be up to modern standards. Full Home Renovation: Property Overhaul

Full Home Renovation: Property Overhaul
This month we completed a major overhaul on an old property that had fallen into a stay of disarray. The home had become extremely outdated and unpleasant to the modern real estate market. The Kitchen, carpet, deck, bedrooms, and bathrooms all desperately needed a renovation. The complete home renovation was a lengthy process but resulted in a home that felt brand new and greatly increased the value of the property. Laying Carpet The first step of this home renovation was replacing the old shag carpets. Upgrading the flooring in an old home is a quick way to significantly increase the comfort factor of a home. Going from worn down shag to a brand-new soft carpet makes the home more liveable and pleasant. However, we quickly ran into an issue. The particle board flooring had rotted away in the hallways, master bedroom, kitchen, and lounge. This all had to be replaced before we could lay down new carpet and vinyl flooring. New bedrooms The lounge of this 114m2 home was quite large and it was decided to put up a few walls and create 2 new bedrooms. Adding new bedrooms is a brilliant way to increase the property value of your home. If your house can afford to sacrifice some space without becoming too cramped, then we would highly recommend adding a new bedroom or two during your home renovation. Kitchen & Bathroom Renovations   The finishing touches to the house was removing the old cabinets and appliances and fitting a new custom deigned kitchen, complete with a white stone bench top. For the bathroom we completely gutted everything, replacing...

Are you looking into having work done on your property? Do you want to renovate parts of your home interior and update the current look and feel? If so, you’ve come to the right place. We do renovations right and we’ve just finished an interior home renovation on Hobson Street in Auckland City. Check out our before and after photos – they speak for themselves!     As you can see, the house isn’t falling apart or in disrepair – it just needed a new look to bring it back to life. The whole house was in need of a major makeover as it was outdated and needed some new paint. When we started working on the house, it was looking quite plain with the original interior dating back to when the house was first built. The bathroom tiles were definitely discolored, and the carpet was dirty. It was obvious that the house needed a total makeover. The good news is we were ready to get to work! We started with the bathroom and used marble look walls in the bathroom and kitchen. We installed dark wood floors to add color and life to the home. Using a few colors, we created a nice modern palette instead of painting everything a boring white. We brought in new furniture as a finishing touch. Are you looking to renovate your home interior?
