We completed a full transformation of this beautiful 1950’s character home in Massey west Auckland. Having just completed another full renovation we were delighted to hear from the owners at this address. The owners were related to our customers we had just finished working with and impressed with the renovation we completed for their family. The house was due for a facelift and it was having a few issues such as damp in the basement and leaking from the join in the conservatory roof. We made our inspection of the home and the issues they were facing with the building. We discussed design options and we put together a quote which included solutions for the issue of the damp basement and the leaking roof. The Kitchen To redesign the kitchen space we removed a wall completely to create an open plan kitchen, living and dining room. The fireplace was taken out and replaced with a modern heatpump. The client selected a white kitchen cabinet with embossed and recessed handles. The kitchen contains soft close hinges and drawers with pull out storage baskets. The bench is made from engineered stone in sparkly white with an undermount single sink. Parmco appliances were opted for and a feature textured tile selected.          The Bathroom For the bathroom the client opted for an acrylic shower tray with frameless glass shower cubical and black fittings. Bathroom Renovation Howick Our clients at this property in Howick wanted a complete change of style and flow in their bathroom. The layout of the house was easily optimised by removing a separating wall between the toilet and what was a small bathroom. We also took away a small section of the hallway and moved the entrance to create a large open space bathroom.                                                            Choosing the right tile When choosing the colour scheme of your bathroom we recommend choosing a tile with a neutral colour scheme. All tiling in wet areas require a waterproofing membrane which has to be redone every time you re-tile an area. The tiling you choose can create a wow factor but it can be costly. Water leaks around the Home: During winter at the majority of our work comes from leaks within the home and the water damage they make. How can you tell if water is leaking? As a home or rental property owner it is important to deal with leaks fast before the damage builds up. Usually depending on the source of the leak there are signs. Signs you have a leak: A large water bill, this can indicate issues with your plumbing Noises from your pipes could be a sign that your pipes are loose Unpleasant odor, this can be caused by a clogged pipe or broken sewer Damp Walls or ceilings and floors could be a sign of roof leaks, leaking pipes or bathware Poor water pressure may be an indication that you have a leak before the tapware Poor water quality can be caused by degraded pipes or a leak Over flowing gutters, these can cause excess water to seep in through the roof or the walls How to check for a leak: A simple way to check for leaks is to turn off all appliances and taps inside and outside your home and then check if your water meter is moving. You could also take the meter reading before you leave the house after switching all water off and check again a couple of hours later. When it comes to kitchen design, there are many options to choose from, but not many sources offering information on what the options are. Are you planning a kitchen renovation at your property? We have put together the information on the most commonly used kitchen cabinets in NZ and give you tips on which ones may be right foryou. Types of Kitchen Cabinets: Solid Wood Melamine Particle Board Melamine MDF Ply Wood Melamine particle board and Melamine MDF are the most commonly used materials in New Zealand. MDF is an engineered wood composite that is similar to particle board but is much denser and stronger than particle board and more resistance to water damage. Plywood is the other option but because of its high price is not very popular for residential use. Ply Wood is a material manufactured from thin layers or “plies” of wood veneer that are glued together with adjacent layers having their wood grain rotated up to 90 degrees to one another. Plywood is stronger and more water resistant compared to Particle board or MDF board. To give you a better idea about those products have a look at attached photos. Cabinets: The inside of the most kitchen cabinets in New Zealand are constructed from Melamine particle board. This is a product manufactured from a wood bi-product core sandwiched between two layers of melamine material.
